In partnership with Shere Parish Council, Greenoak is to build four 2 bedroom houses and four 1 bedroom flats in the village of Peaslake, Guildford. Designed to achieve PassivHaus and Lifetime Homes standards. Affordable to rent and heat, these homes will also be healthy, comfortable, accessible and adaptable.

Developed in partnership with the community

  • Site owned by Shere Parish Council (SPC), gifted to them ‘for the good of the poor of the parish’.
  • Extensive local consultation undertaken by SPC on the nature of future development.
  • Greenoak Housing Association (GHA) chosen to develop and manage the new homes following a competitive process.
  • Further community consultation by GHA and SPC on design and layout options.
  • GHA developed design in partnership with SPC steering group.
  • Regular progress updates to community via SPC website and meetings.

 New Shared Ownership properties

We recently worked in partnership with Wisborough Green Parish Council to address the need for high quality, truly affordable homes for local people in the village, and this summer we took handover of 10 properties at Great Meadow in Wisborough Green, West Sussex. Three of which were sold as shared ownership homes in the lively and attractive village of Wisborough Green, near Billingshurst, West Sussex.

Shared ownership (part buy/ part rent of a property) is Shared ownership front
a way of purchasing a home if you have an average household income of less than £80,000pa.  Its a government introduced scheme to help first time buyers get a foot on the property ladder who cannot afford to purchase a suitable home outright on the open market.

Shared ownership allows you to purchase a share of a house or flat developed by Greenoak Housing Association via a lease.  You can buy, for example a 30% share of a property and you would pay a subsidised rent on the share you do not own.  Later, if you wish and could afford to do so, you would be able to buy further shares in the property.

As a shared ownership leaseholder, you have both the rights and responsibilities of a standard home owner.

Greenhomes developments

We take much pride in our three greenhomes schemes in Woking and Guildford in Surrey, and Storrington, West Sussex. These are 'eco-houses' designed to provide light and spacious homes with low heating and water bills, as well as many other benefits (see sustainability). These are 1 to 4 bedroom houses, which have all been let to local people and have been nominated by the Local Authority.
